William Small brings over 25 years of experience in all aspects of commercial/investment and residential real estate to Frias Properties. His background includes a successful history of identifying new investment and development opportunities for clients and managing the acquisition, analysis and disposition of real estate projects. He’s provided real estate consulting and investment advisory services to major U.S. and foreign corporations and institutions. In addition, he specializes in the marketing and selling of high-end exclusive residential properties in Aspen.

In 1982, Bill began his real estate career as a Political Affairs Director and Political Affairs Legal Counsel for the National Association of REALTORS in Washington, DC where he directed political and government programs for the nation’s largest and most politically active trade association. In 1986, Mr. Small entered the investment real estate industry and quickly emerged as one of the top commercial brokers in the Washington D.C. real estate market receiving several awards for overall volume and size of transactions. Between 1986 and 1996, he represented major national and international developers and institutional investors in the purchase and sale of development sites and office buildings in downtown Washington, DC, a 100 million square foot office market.

In 1996, Bill joined the Denver, Colorado based firm Frederick Ross Company and established a national practice representing leading corporations and institutional investors. During his tenure at Ross, he complete several major transactions including representing the United States Mint on a 265,000 square foot build-to-suit in downtown Washington, DC, representing the Times Mirror Corporation on a 100,000 square foot land sale in downtown Denver, the sale of the 550,000 square foot Blue Cross Blue Shield headquarters in downtown Washington, DC and the sale of the National Association of REALTORS property in downtown Washington, DC. In 1997, after one year in the Denver marketplace, he was the #3 commercial broker in the Denver metropolitan Commercial Association of REALTORS.

In 1999, Bill moved to Aspen full time. Since then, he has been involved in commercial and residential development and brokerage in the resort areas of western Colorado. Most recently, he represented Costco during its site search for a new store in the Vail Valley and its current Gypsum, Colorado location. In addition, Bill represented JMB Financial and Next Development in their acquisition of the 120 acre Tower Center site adjacent to the Vail-Eagle County airport. He has also represented other major retailers and developers such as Metropolitan/Rocky Mountain Cinemas and the developers of Steamboat’s Wildhorse Marketplace. Currently, he is the listing broker for 625 Main Street, a new $50.0 million mix-use development project in downtown Aspen.

Bill has authored several articles on real estate and marketing including “Seven Mistakes to Avoid when Selling a Luxury Home in Aspen”, “10 Questions to Ask Before You Hire a Property Manager or Leasing Agent to Manage or Lease Your Commercial Property”, “Seven Mistakes to Avoid When You Sell Your Commercial-Investment Property” and “The 7 Mistakes to Avoid When You Lease Commercial Space”. He is also author of the book “Negotiating Commercial Property Leases, a Tenant’s Guide to Leasing Commercial Property.

Bill is actively involved in local charities and organizations. He’s a past member of Board of Directors of the Aspen Rotary Club and commercial real estate consultant to the City of Aspen. Bill holds real estate broker’s licenses in the District of Columbia, Maryland, Virginia, Colorado and California. He is a member of the District of Columbia, Maine, and United States Supreme Court Bar Associations, and the Commercial Investment Real Estate Institute, holding the CCIM designation. He earned a Juris Doctorate degree from Seattle University School of Law and a Bachelor of Arts degree from the University of Maine.
