Rental Policies

Frias Properties Rental & Cancellation Policies

Deposit Payment: 50% of the total, exclusive of tax and service fee, due within 10 days after the initial request for the reservation.  If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.

Final Payment: Remaining 50% of lodging plus full tax and service fee is due:

  • 30 days prior to the arrival date for all short term rentals for time periods other than Christmas and New Years
  • October 15th of current year for Christmas and New Year’s rentals
  • 120 days prior to arrival for all reservations of 30 days or longer

Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is more than:

  • 30 days prior to arrival for all short term rents for time periods other than Christmas and New Years
  • October 15th of current year for Christmas and New Year’s rentals
  • 120 days prior to arrival for all reservations of 30 days or longer

Airport Transportation: A courtesy phone for van pick-up is available in the baggage claim area at the Aspen airport by the doors leaving arrivals and marked “Frias”. This phone will put you directly in contact with our transportation service.  You are welcome to also contact our front desk at 970-920-2000 for assistance.

Late Check In Information: Should you arrive after hours (please contact the front desk for current season hours during your stay), please use the courtesy phone located to the left of the front office door. This phone will ring directly to our night service, who then will meet you at the office. Should you want to reach the night service as you are driving in, please call 970-309-0558.

Condominium Disclosure: Frias Properties of Aspen is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including day of arrival.

Showings: We reserve the right to show any unit for rental or for sale on a 24-hour notice from 9 a.m. to 5 p.m. each day. We will make every effort to contact the guest and arrange the showing with them.

Pets: House pets are not permitted in our condominiums. No exceptions. If a pet is found occupying a condominium or home that has not been pre-approved, the guest will be asked to vacant the property and no refund will be issued. Certain homes will consider pets with approval and security deposit. Inquire for details.

Smoking: All properties are 100% non-smoking.
