Rental and Cancellation Policies

For Frias Condominiums and Homes

CONDOMINIUMS AND HOMES RENTAL AND CANCELLATION POLICY:

Deposit Payment: 50% of the total, exclusive of tax and service fee, due within 10 days after the initial request for the reservation.  If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.

Final Payment: Remaining 50% of lodging plus full tax and service fee is due:

  • 30 days prior to the arrival date for all short term rentals for time periods other than Christmas and New Years
  • October 15th of current year for Christmas and New Year’s rentals
  • 120 days prior to arrival for all reservations of 30 days or longer

Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is more than:

  • 30 days prior to arrival for all short term rents for time periods other than Christmas and New Years
  • October 15th of current year for Christmas and New Year’s rentals
  • 120 days prior to arrival for all reservations of 30 days or longer

Airport Transportation:   Complimentary Aspen Airport transfers must be reserved a minimum of 24 hours prior to travel.  Contact our front desk at (970) 920-2000 or concierge (concierge@friasproperties.com) for assistance.  You may also contact Colorado Mountain Express, our contracted provider, directly at (970) 754-7433 or (800) 525-6363.  You must reference the code FPROP to book complimentary Aspen Airport reservations.

Colorado Mountain Express can also accommodate your Denver International or Eagle/Vail airport transfer needs (self pay).  Go to ColoradoMountainExpress.com or contact our concierge for additional information.

Late Check In Information: Should you arrive after hours (please contact the front desk for current season hours during your stay), please use the courtesy phone located to the left of the front office door. This phone will ring directly to our night service, who then will meet you at the office. Should you want to reach the night service as you are driving in, please call 970-309-0558.

Condominium Disclosure: Frias Properties of Aspen is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including day of arrival.

Showings: We reserve the right to show any unit for rental or for sale on a 24-hour notice from 9 a.m. to 5 p.m. each day. We will make every effort to contact the guest and arrange the showing with them.

Pets: House pets are not permitted in our condominiums. No exceptions. If a pet is found occupying a condominium or home that has not been pre-approved, the guest will be asked to vacant the property and no refund will be issued. Certain homes will consider pets with approval and security deposit. Inquire for details.

Smoking: All properties are 100% non-smoking.

For Independence Square

INDEPENDENCE SQUARE RENTAL AND CANCELLATION POLICY

Airport Transportation: Transportation fees are not included with Independence Square reservations. Should you need assistance setting up your airport transfers, please call the front desk.

Late Check-In Information: Should you arrive after hours (please contact the front desk for current season hours during your stay), please pick up your check in packet located in the after hours drop box. Should you need additional assistance, please use the phone located at the front door to call our night service at 970-309-0558.

Sports Equipment Storage: Please be courteous to our owners and use the locker area for sporting equipment such as skis, snowboards, ski boots and poles, bicycles, cleated shoes and all other outdoor items. These items are prohibited from the lodge rooms. Using the locker room instead of your condominium for storage helps to keep your room neat and tidy. Please feel free to call In advance or check with the front desk upon arrival to be familiarized with our facility's storage. Thank you.

Full forfeiture of entire amount of reservation will apply if reservation is cancelled within;

  • 30 days prior to arrival for winter short term rentals for time periods other than Christmas and New Year's
  • 14 days prior to arrival for all summer short term rentals
  • October 15 of current year for all Christmas and New Year's rentals
  • 120 Days prior to arrival for all reservations 30 days or longer

If cancelled property is re-rented during the cancelled time period, refund will be made for the amount re-rented.

4. Taxes: Taxes and service fees are not included in the quoted nightly rates.

LUXURY BRANDS RENTAL AND CANCELLATION POLICY
