Position Overview
Plans, directs, and coordinates the maintenance department related to a specific zone of responsibility by performing the following duties personally or through subordinate staff.  

This position will service our Aspen properties.

Essential Duties and Responsibilities Implement a strategic and effective maintenance plan to ensure asset preservation, systems functionality, and quality control to meet budget guidelines and customer satisfaction. This goal is to be attained through a variety of techniques and approaches, such as:

  • Performing property management and maintenance services for homes, condominium associations, and condominiums.
  • Implementing a preventative maintenance program for properties under management.
  • Assist in the preparation and administration of association and departmental budgets.
  • Report to association boards and individual owners directly and through the Property manager.
  • Complete spring and fall inspections and repairs, as well as pre-arrival inspections and repairs.
  • Hiring, scheduling, training, and supervising staff.
  • Supply and tool inventory control.
  • Develop cooperative alliances and partnerships to complete tasks.
  • Review all bids and contracts for accuracy and completeness.
  • Review all draws/invoices for accuracy and compliance with the bid contract.
  • Provide digital photos and reports on special projects or maintenance matters.
  • Inspect all work for quality – ensure all meet contractual requirements.
  • Ensure compliance with all governmental regulations.
  • Facilitate safety training and promote awareness.
  • Establish maintenance goals to ensure the quality of services and overall success of the department.
  • Use maintenance budgets to determine weekly maintenance routines.
  • Cooperatively assist colleagues to share responsibilities and assist as needed within other divisions.
  • Participate in staff meetings and board meetings as needed.
  • Work with the property manager to coordinate budgets and onsite management projects.
  • At The end of the month, closing of work orders in Streamline, invoice submittal, and billing for supplies.
  • Weekly security inspections.

Develop and execute maintenance plans and programs, both short and long range, to ensure the growth and expansion of company services.

Supervisory Responsibilities: Carry out supervisory responsibilities in accordance with the organization’s policies, procedures, and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications: To perform this job successfully, an individual must be able to satisfactorily perform each essential duty. The requirements listed below represent the knowledge, skill, and/or ability required. Prior experience is important.

Education and/or Experience: Formal education including post diploma or equivalent; or qualified experience in the field.

Language Skills: Ability to speak, read, analyze, and interpret common English. Ability to speak Spanish is preferred.  Ability to respond to common inquiries or complaints from customers, regulatory agencies, or business community members.  Ability to effectively present information to top management and/or boards of directors.

Mathematical Skills: Applying basic mathematical concepts to calculate payroll and budgets.

Reasoning Ability: Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of policies, procedures, and instructions.

Certificates, Licenses, Registrations: Formal maintenance training and leadership training is ideal.

Physical Demands: The physical demands described here are representative of those that an employee must meet to perform the essential functions of this job successfully.  Hands-on maintenance, snow removal or cleaning, and physical labor are practical requirements to attain budget goals.
