Condominium Disclosure: Frias Properties of Aspen Snowmass is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodation we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including the day of your arrival.
Housekeeping Services – ASPEN: We have updated our housekeeping services. All short-term rental guests receive housekeeping services every other day, with guests of economy and standard rentals receiving trash and towel service and deluxe and luxury guests receiving full housekeeping service. All reservations of 6 nights or more in any category of rental receive a mid-stay linen change. Reservations of 30 days or more in any category of rental receive a full cleaning and linen change once per week.
Housekeeping Services – SNOWMASS: We do not offer daily housekeeping. Guests who desire daily cleaning may schedule and pay for additional housekeeping. Please contact us in advance for pricing and availability.
Check-In/Check-Out Time: Check-in time is 4 p.m., and check-out time is 10 a.m. Early check-ins and late check-outs cannot be accommodated at this time. If a guest stays beyond check-out time, we reserve the right to charge a fee of up to the full nightly rate.
Showings: We reserve the right to show any unit for rental or sale on a 24-hour notice from 9 a.m. to 5 p.m. daily. We will make every effort to contact the guest and arrange the showing with them.
Pets/Service Dogs: Most Frias Properties units do not allow pets. However, certain properties may consider pets with prior approval and a security deposit (please contact our Reservations Team for more details). If a pet is found on a property without prior approval, the guest will be required to vacate immediately. No refund will be issued, and a minimum cleaning fee of $500 will be applied. Legitimate Service Animals are permitted but must be accompanied by the necessary documentation before arrival. Any damage caused by a service animal will incur a minimum fee of $500 for cleaning or repairs.
Smoking: All properties are 100% non-smoking.

SMS Communication: The information (phone number) obtained as part of the SMS consent process will not be shared with third parties. No mobile opt-in data will be shared with third parties.
Types of SMS Communications: If you have consented to receive text messages from Frias Properties of Aspen Snowmass, you may receive text messages related to reservations, parking, cancellations, or other relevant information to your stay.
Message Frequency: Message frequency may vary depending on the type of communication. For example, you may receive up to [6] SMS messages per week related to your reservation and travel accommodations.
Potential Fees for SMS Messaging: Please note that standard message and data rates may apply, depending on your carrier’s pricing plan. These fees may vary if the message is sent domestically or internationally.
Opt-In Method: You may opt-in to receive SMS messages from Frias Properties in the following ways.
- Verbally, during a conversation
- By submitting an online form
Opt-Out Method:
You can opt out of receiving SMS messages at any time. To do so, simply reply "STOP" to any SMS message you receive. Alternatively, you can contact us directly to request removal from our messaging list.

Additional Options:
If you do not wish to receive SMS messages, you can choose not to check the SMS consent box on our forms.

Payment Schedule(s):
CONDOMINIUMS AND HOMES:
Deposit Payment: 50% of the total, including tax and service fee, is due at the time of booking. If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.
Final Payment: The remaining 50% of lodging, including tax and service fee, is due:
- 30 days prior to the arrival date for all short-term rentals.
- 120 days prior to arrival for STR reservations of 30 days or longer.
- Holiday bookings - reservations beginning December 20th through January 2nd - are due in full by October 15th.
Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is more than:
- 30 days prior to arrival for all short-term rents for time periods other than Christmas and New Years.
- 120 days prior to arrival for all reservations of 30 days or longer.
- Holiday bookings will be refunded if canceled on or before October 15th.
Complete forfeiture of the entire amount of the reservation will apply if the reservation is canceled:
- Within 30 days of the arrival date for all short-term rentals.
- Within 120 days of the arrival date for all reservations of 30 days or longer.
- After October 15th for Holiday bookings.
LUXURY BRANDS (FRACTIONALS) | The Aspen Mountain Residences, The Innsbruck Aspen, The Ritz-Carlton Club, and St. Regis Residence Club, Aspen
Deposit Payment: 50% of the total, including tax and service fee is due at the time of booking. If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.
Final Payment: The remaining 50% of lodging, including tax and service fee is due:
- 60 days prior to arrival and is non-refundable at this time.
- Holiday bookings - reservations beginning December 20th through January 2nd - are due in full by October 1st.
Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is made:
- 60 days prior to the arrival date.
- 120 days prior to arrival for all reservations of 30 days or longer.
- Holiday bookings will be refunded if canceled on or before October 1st.
Full forfeiture of the entire amount of the reservation will apply if the reservation is canceled:
- Within 60 days of the arrival date.
- Within 120 days of the arrival date for all reservations of 30 days or longer.
- After October 1st for Holiday bookings.
INDEPENDENCE SQUARE HOTEL
Deposit Payment: 50% of the total, including tax and service fee is due at the time of booking. If the reservation is reserved within the final payment due time period, full payment will be required.
Final Payment: The remaining 50% of lodging, including tax and service fee is due 14 days prior to arrival. For Holiday bookings - reservations beginning December 20th through January 2nd - are due in full 30 days prior to arrival.
Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is made:
- 14 days prior to the arrival date for all short-term rentals.
- 120 days prior to arrival for all reservations of 30 days or longer.
- Holiday bookings will be refunded if canceled 30 days prior to arrival.
Full forfeiture of the entire amount of the reservation will apply if the reservation is canceled:
- Within 14 days of the arrival date for all short-term rentals.
- Within 120 days of the arrival date for all reservations of 30 days or longer.
- Within 30 days of the arrival date for Holiday bookings.
