Frias Properties Rental and Cancellation Policies

CONDOMINIUMS AND HOMES:

Deposit Payment: 50% of the total, inclusive of tax and service fee, is due at the time of booking. If the reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.

Final Payment: Remaining 50% of lodging including tax and service fee is due:

  •  30 days prior to the arrival date for all short term rentals.
  • 120 days prior to arrival for STR reservations of 30 days or longer.
  • Holiday bookings - reservations beginning December 20th through January 2nd - are due in full by October 15th.  

Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is more than:

  • 30 days prior to arrival for all short term rents for time periods other than Christmas and New Years.
  • 120 days prior to arrival for all reservations of 30 days or longer.
  • Holiday bookings will be refunded if canceled on or before October 15th.

Full forfeiture of the entire amount of the reservation will apply if the reservation is canceled:

  • Within 30 days of the arrival date for all short-term rentals.
  • Within 120 days of the arrival date for all reservations of 30 days or longer.
  • After October 15th for Holiday bookings.

Airport Transportation:  Aspen Airport transfers must be reserved a minimum of 24 hours prior to travel. Contact our concierge for assistance. 

Late Check In Information: Should you arrive after hours, please use the courtesy phone located to the left of the front office door. This phone will ring directly to our night service, who then will meet you at the office. Should you want to reach the night service as you are driving in, please call 970-309-0558.

Condominium Disclosure: Frias Properties of Aspen Snowmass is a rental agent for condominiums and hotels that are independently owned. The nature of this relationship is that we cannot completely control the use of the accommodations we manage. Although problems are rarely encountered, we must reserve the right to change condominiums up to and including day of arrival.

Showings: We reserve the right to show any unit for rental or for sale on a 24-hour notice from 9 a.m. to 5 p.m. each day. We will make every effort to contact the guest and arrange the showing with them.

Pets: House pets are not permitted in our condominiums. No exceptions. If a pet is found occupying a condominium or home that has not been pre-approved, the guest will be asked to vacant the property and no refund will be issued. Certain homes will consider pets with approval and security deposit. Inquire for details.

Smoking: All properties are 100% non-smoking.

INDEPENDENCE SQUARE HOTEL

Deposit Payment: 50% of the total, including tax and service fee is due at the time of booking.  If reservation is reserved within the final payment due time period, full payment will be required.

Final Payment: Remaining 50% of lodging including tax and service fee is due 14 days prior to arrival.  Holiday bookings - reservations beginning December 20th through January 2nd - are due in full 30 days prior to arrival.   

Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is made:

  • 14 days prior to the arrival date for all short-term rentals.
  • 120 days prior to arrival for all reservations of 30 days or longer.
  • Holiday bookings will be refunded if canceled 30 days prior to arrival.  

Full forfeiture of the entire amount of the reservation will apply if the reservation is canceled:

  • Within 14 days of the arrival date for all short-term rentals.
  • Within 120 days of the arrival date for all reservations of 30 days or longer.
  • Within 30 days of the arrival date for Holiday bookings.

Airport Transportation: Transportation fees are not included with Independence Square reservations. Should you need assistance setting up your airport transfers, please call the front desk at 970-920-2313.

Late Check-In Information
Should you arrive after normal business hours, we will leave your check-in packet in the after-hours drop box at the front door of the hotel.  Please alert us to any after-hours check-ins by calling (970) 920-2313 or via email.

Sports Equipment Storage: Please be courteous to our owners and use the locker area for sporting equipment such as skis, snowboards, ski boots and poles, bicycles, cleated shoes and all other outdoor items. These items are prohibited from the lodge rooms. Using the locker room instead of your condominium for storage helps to keep your room neat and tidy. Please feel free to call In advance or check with the front desk upon arrival to be familiarized with our facility's storage. Thank you.

The Aspen Mountain Residences, The Innsbruck Aspen, The Ritz-Carlton Club, and St. Regis Residence Club, Aspen

1. Deposit Payment: 50% of the total, including tax and service fee is due at the time of booking.  If reservation is reserved within the final payment due time period, full payment will be required at the time the reservation is reserved.

2. Final Payment: Remaining 50% of lodging including tax and service fee is due:

  • 60 days prior to arrival and is non-refundable at this time.
  • Holiday bookings - reservations beginning December 20th through January 2nd - are due in full by October 1st.  

3. Cancellation Policy: 90% of the gross lodging will be refunded if notice of cancellation is made:

  • 60 days prior to the arrival date.
  • 120 days prior to arrival for all reservations of 30 days or longer.
  • Holiday bookings will be refunded if canceled on or before October 1st. 

Full forfeiture of the entire amount of the reservation will apply if the reservation is canceled:

  • Within 60 days of the arrival date.
  • Within 120 days of the arrival date for all reservations of 30 days or longer.
  • After Ocotber 1st for Holiday bookings.

Airport Transportation: Please call the respective property to arrange airport transporation.
